• Dreamstar Lines, a Newport Beach-based transit startup, is advancing plans for a high-end overnight rail service between Los Angeles and San Francisco. Renderings revealed: 105-unit apartment complex on N. Central Avenue

GLENDALE 🏡 New Vision on Central - Glendale’s Future Urban Living Space:

• A new eight-story, multifamily development could soon rise on N. Central Avenue, the former site of Conrad’s Restaurant near the SR-134 freeway, pending approval by the Glendale City Council. Proposed by VK Group and designed by Urban Design Specialists, the project includes 105 studio to three-bedroom units above a three-level parking garage with 215 spaces. Embracing a modern aesthetic, the design features stone veneer, fiber cement, and painted stucco, with amenities like a gym, recreation room, and a public open space along Central Avenue. Glendale city staff have recommended preliminary design approval, supporting the project’s focus on human-scaled, high-quality materials that engage the street-facing facades.

Arts District offices on E Violet Street

ARTS DISTRICT 🏢 Hines Gets Green Light for Massive Office Complex:

• The Los Angeles City Planning Commission has unanimously approved Hines' ambitious plan for a large office complex on E. Violet Street, adjacent to the historic Ford Factory complex now housing Warner Music Group. Set to rise thirteen stories with 435,000 square feet of office space, 15,499 square feet of ground-floor commercial area, and a seven-story parking structure, the design by Rios will feature a striking glass, steel, and brick veneer facade. The project includes 74,000 square feet of open spaces, connecting the Ford Factory to the neighborhood and incorporating terrace decks on upper floors. While an appeal from CREED LA, citing zoning and environmental concerns, was denied, construction could begin soon, aiming for a three-year timeline. The project, joining other Arts District developments, underscores the shifting dynamics of L.A.'s office market, where some developers have reconsidered office space amid market challenges.

Legado Redondo makes progress on Pacific Coast Highway

• Legado Redondo, a new mixed-use development at Pacific Coast Highway and Palos Verdes Boulevard, is set to reshape the Redondo Beach landscape with 115 residential units above 22,000 square feet of retail and restaurant space. The project also includes a renovated Palos Verdes Inn, which will reopen as a 110-room hotel featuring a rooftop pool deck. Mixed-use development starts to rise on Lincoln Boulevard in Venice

VENICE 🏡 New Mixed-Use Development Rising in Venice:

• Wood framing is now going up for Wiseman Residential's latest mixed-use project in Venice, located at 1808-1816 S. Lincoln Boulevard. The five-story building will feature 50 apartments, ranging from studios to three-bedroom units, along with 4,734 square feet of commercial space on the ground floor. As part of the project, five units will be reserved for extremely low-income tenants through Transit Oriented Communities incentives. Designed by Reed Architectural Group, the development will include amenities such as a gym, rooftop deck, and a rear yard. The design features a stepped-down layout along the eastern side, offering terrace decks.

NETFLIX 🚀 Netflix’s Ad-Supported Surge:
